How to talk to hot women?

I am i nice guy and cute. i seem to get involved with women that have kids and etc. and live with parents. i am tired of playing dad, even though i see alot of of women look at me all the time. i have yet to get a hott chick. i get frusterated when i see someone else have no problem with it. I figure by now i would have figured it out. Is there a certain way to talk to them or act? Do i hafta have a 6 pack and etc.?Cause being myself dont seem to cut it.
